Nowadays a trend of investing in DHAfiles has been going on in DHA market. A lot of investors are just investing blindly in DHA files and they even don’t know about the differences in DHA files. Interpretation of DHA files
It is really important to know that what actually a file is?If you are going to invest in files of DHA.
Whenever DHA is going to introduce a new phase or a new project they just announces the area the place where they are going to start that project. Generally that land where the new phase is just going to part of DHA is on cheapest land like agricultural land or ruler land. DHA then announces in market about particular land that we are starting here our new project if someone is willing to invest with us they can invest here with us. Then interested people purchased that particular land and handover it to the DHA. Then these lands can be called affidavit files.
Here just keep one thing in your mind that the original land owners can also transfer their property to Defence Housing Authority.
Types of DHA files
There are two major types of files of Defence Housing Authority
- Affidavit DHA files
- Allocation DHA files
Affidavit DHA files
Affidavit files are actually initial phase of DHA’s new project as you have read.When investors purchased the land and handover it to the DHA then it becomes affidavit files and also if the real landowners also handover their property to the Defence Housing Authority then it also becomes affidavit DHA files.
Allocation DHA files
Now if investors want back their money then they sell out their affidavit files to other interested customers, after selling of these affidavit file it becomes then allocation.
In other words when someone sell out their affidavit file then it automatically converted to allocation one.
Differences in affidavit DHA files and allocation DHA files
After getting aware from affidavit files and allocation files now we will move towards the differences between them.
There are three major differences between affidavit and allocation DHA files
1-Affidavit file can be transfer from one party to another without appearing in Defence Housing Authority transfer office. For transferring affidavit file there is just one stamp paper of 50 or 30 rupees and two photographs of purchaser is needed the stamp paper should be filled up with the details of the seller and then seller requests to Defence Housing Authority to transfer the allotted price of the file in the favor of the purchaser. Then Defence Housing Authority issues an intimation latter in the name of purchaser and handover it to the seller. Then seller handover it to the purchaser after receiving his complete payment.
Transfer of allocation file is just like any plot of Defence Housing Authority except one difference which is that allocation file don’t have any kind of number. For transferring of allocation file both seller and the purchaser should go to the Defence Housing Authority transfer office and signed the documents in front of the Dha’s authorized transfer officer.
2-As you have known that transfer procedure of affidavit file is really easy similarly the transfer fee of affidavit file is also lesser then that of allocation file. The transfer fee of affidavit file is usually between 6500 to 20000 PKR and the purchaser is not charged any advance tax, CVT or Stamp duty.
While we talk about the transfer fee of allocation file then it is a bit higher than that of affidavit file because transfer procedure of allocation file is just like a common plot of Dha. Also you have to be fulfilled all the Tax formalities as well in case of transfer of allocation file.
3-The third major difference is that affidavit file can be transfer in just 3 or 4 working days.
While allocation file takes a bit more time for transferring from one party to another. It actually takes 7 to 10 days for transferring an allocation file from one person to another.
